How our pricing works

One of the first questions owners ask us is simple: what does property management cost?

For rental properties, our management fee starts from 20% of rental revenue. This commission is calculated after Airbnb, Booking.com, or other platform fees have been deducted.

Private home management is quoted separately, because not every owner wants to rent their property and not every home needs the same level of support. Some owners need full rental management, guest support, housekeeping coordination, and reporting. Others need regular checks, maintenance follow-up, and someone they trust to look after the property while they are away.

The goal is to keep pricing clear from the beginning, so you know what is included, what may be charged separately, and what kind of support you can expect.

What our management fee covers

Our role is to make ownership easier, whether your property is rented, privately used, or a mix of both. The exact scope depends on your agreement, but full management usually includes support in three main areas.

Guest fees

For rental properties, guests may pay some fees separately from the nightly rate. These are separate from the owner's management fee.

• Cleaning fee: covers housekeeping and preparing the property between stays. This fee is charged to the guest and paid to us directly.
• Electricity fee: helps cover guest electricity use, which can vary depending on the size of the property and the number of air-conditioning units. This fee is paid to the property owner, and we do not charge commission on it.
• Third-party channel fees: guests booking through Airbnb, Booking.com, or other platforms may also pay service fees set by the platform, not by Alexanders.

A note on comparing management fees

A lower headline management fee does not always mean a lower overall cost. Some companies charge a lower commission, then add management fees or markups to bills, repairs, supplies, or third-party services.

Our approach is simpler. We charge the agreed management fee, and we do not add extra management percentages to bills paid on your behalf. If we pay a contractor, supplier, utility, or service provider for your property, that cost is passed on without an added management markup.

When comparing property managers, it is worth asking not only "What is your commission?" but also "Do you add fees to owner bills?"
