Who is Alexander’s Property?
Alexander’s Property is a full-service property management and rental company for apartments and villas located in Phuket, Thailand. Providing services to homeowners for over a decade, Alexander’s Property is committed to providing quality management, marketing, and return on investment whilst also providing the guest with a consistent and exceptional experience.
What does Alexander’s Property do for rental homeowners?
Simply put, we take care of everything. Although many rental agents claim they do it all, we actually do, we manage every aspect of keeping your property in pristine condition and ready for guests.
We’ll handle everything from maintenance, pool & garden services, to marketing it to potential guests and coordinating their stays. Your home will always be ready to receive guests as we provide professional housekeeping, routine inspections and much more. We even manage outside contractors, dispatch emergency maintenance, and provide 24/7 local guest support.

How is Alexander’s Property different from a listing site like Airbnb or Booking.com?
Alexander’s is a full-service property management company; Airbnb and Booking.com are listing sites. We take care of your property and help get your home rented while listing sites are just a website where you can post your property to be rented. They offer no other services than this. To help rent your home, we actually partner with many local and international sites like those to market your property to a wider variety of travellers.
What kind of contract does Alexander’s Property offer?
Our goal is to be your property management provider for years to come, but we believe in earning that business, not locking you into a long term contract. You are free to cancel your agreement with us at any time. Our only condition is that you honour the existing reservations booked for your home.
You’re also free to enjoy your property whenever you like. There is no limit to the number of nights you can use for your own holidays.
Do I have to commit to a certain amount of availability?
No, but we do require that all homes that wish to use our services are year-round rentals. You are free to use your property for as much personal use as you’d like, but if you plan to only rent out your property occasionally, you may not be a good fit for our program. We also reserve the right to cancel our agreement if the property is predominantly unavailable for bookings.
Does my home need to be of a certain quality or size?
While we don’t work exclusively with luxury properties, we do try to focus on quality rentals in desirable locations. This could be a studio apartment in Patong or an upper-end villa on Laguna Golf Course. We will look at your property and let you know if we feel it will be a good fit for our program.
Is there anything I am required to have at my home?
Yes, there are certain things we ask all homeowners to provide. We will work with you to make sure that you have everything in place. Well decorated properties tend to rent at a higher frequency, and we always encourage owners to have a rental that shows well.
Do I need to have WiFi?
We do require WiFi to be available, we can arrange for this to be installed on your behalf.
Reporting and Payment
What kind of reporting does Alexander’s provide?
We keep detailed owner statements which you can request at any time. These detail how much rental revenue you have earned and any charges that you may have incurred (for example, cleaning, any maintenance issues or if you had us install a new TV, etc.)
When do I get paid for reservations?
Payments for reservations are paid after the guest has checked-out.
How do you enable online bookings?
We use beds24 as our booking and channel management software to distribute your rental to over 50+ booking sites and also manage direct bookings from our website.
How do you advertise my vacation rental?
In addition to our own site, we automatically list your property on all major listing sites, including:
Airbnb, Agoda, Agoda Homes, Booking.com, Ctrip, Expedia, Flipkey, Google Hotel Ads, Holiday Lettings, HomeAway, Housetrip, Ostrovok.ru, Tujia, Traveloka, Tripadvisor, Trivago, Orbitz & VRBO.
We sync your calendar across every site, so no matter where a person is looking, the right rates and availability are showing at all times. Making it easy for guests to book your property.
What if I have already listed my property on those sites?
Many homeowners already have listings on these sites, we can either manage your listing from your account or we can migrate your listing over to our managed account. We’ll also take new photos of your home, and sync the pricing and calendar with the other sites your property will be listed on.
Do I need to provide you with photographs?
If you already have recent, professionally shot photographs we are happy to use them. If not, when we prepare your home for listing, either our in-house photographer or a professional photographer will capture photos and make sure your listing looks fantastic on every listing site.
How do I book myself, friends, or family at my property?
You can call or email us, and we will book out your property for you. There is absolutely no charge for booking your own property. If you choose to have us clean your home after your stay, we will bill you on your statement for the cleaning.
How do you deal with guest deposits paid in advance?
We accept all major credit cards and charge a deposit of 50% of the total rental upon booking, with the full payment due 30 days prior to check-in. The guest who books the property must be 18-years-old or older unless otherwise noted.
Do I need to do my guests’ laundry (e.g., towels, linens, etc.)?
Our management fees cover laundry service for bed linens and towels with every clean. We have our own in-house laundry facility to handle this.
Do I need to provide soap, paper towels, toilet paper, etc.?
We make sure your property remains stocked for every guest. We supply a starter kit for each booking that includes toilet paper, soap, shampoo, conditioner, dish soap, sponge, water, coffee, tea, sugar, laundry detergent and fabric softener. This is supplied by Alexander’s Property at no charge to the homeowner.
What if I want to do some decorating on my own?
We highly encourage homeowners to take pride in their properties and invest in decor. Guests want a unique and local experience. Your home’s decor is a great way to provide this.
What about regular maintenance?
During our routine inspections, we will restock consumable items for guests like soap, toilet paper, shampoo, etc., and we will perform simple maintenance like changing remote control batteries or light bulbs. For more serious maintenance jobs, we will schedule vendors as and when needed, and all maintenance work will be billed at cost to you. We make it easy by paying vendors directly – saving you the headache of coordinating anything from overseas.
Who takes care of my pool, garden etc.?
We will happily schedule regular services such as garden or pool service. Having managed property in Phuket for over a decade we have found contractors that we trust and provide quality work.
In addition, we also recommend having regular air conditioning and pest control service.
