Enquiry and Reservations

Having 4 years experience renting properties in Phuket, we know how time consuming this part of renting a property can be. That’s why we take this task off your hands. Allowing Alexanders to hold the availability calendar saves you time and effort responding to every enquiry yourself.

We respond to all incoming enquiries from all the sites and agents you list with (or just the ones you choose), including our own. We make it a priority to reply to all emails and enquiries within 12 hours, most of the time within just a few hours.

We also follow up on all open inquiries ensuring that every effort is made to convert them into bookings.

Rental Agreements

Because each property is unique, as well as our standard rental agreements, we can also offer individual property owners their own personal customized agreement to ensure all clauses and provisions are included to best suits the needs of the owner and property.

Preparing the Property

Before putting your property onto the market, we will produce a detailed report including photo documentation for your benefit including our recommendations for upgrades or repairs to improve your property for any prospective tenants. A full inventory list will be prepared before a tenants arrival and will be checked before their departure. We always hold a damage deposit.

Property Evaluation

To ensure that your property is rented for the maximum amount possible and with the minimum amount of vacancy, we will conduct a detailed analysis of the area and similar properties in the market. To be able to assess the rental price, we analyse the areas supply & demand, local amenities & facilities and the rental amounts other properties are achieving.

Marketing

Because a picture is worth a thousand words, we begin by taking professional photographs, video and virtual tours to capture all the best features and assets that your property has to offer. Giving the potential tenants the best opportunity to experience your rental property.

Adding the property to our property listings, including it in our advertising and marketing materials, submitting ads and listings to Thailand vacation rental websites, post signs on the property (if appropriate), newspaper ads/classifieds and working with 3rd party real estate brokers are just some of the ways we market each individual property that we list to ensure the maximum rental return on your investment.

Rent Collection & Monthly Statements

Alexanders collects all rent payments including deposits. Rent payments are then transferred to the owner’s specified bank account and a detailed monthly report is then sent via email. You can also request these reports at any time.

Housekeeping

We provide and pay for daily cleaning services and all laundry costs during your guests stay.

For holiday rentals (under 90 days) we provide daily cleaning and maid service. Bed sheets and towels are changed twice weekly.

Repair and Maintenance

We see this as one of the most overlooked aspects rental management. We have put systems in place including, management visits, inventories pre and post tenancy and many more to maintain your property to the highest level.

For any works that need to be done, we will always contact you in the first instance, unless the situation warrants immediate action. We provide repair and maintenance services through our vendors and will acquire the best quotations for your approval and personally oversee all work. Pictorial documentation will then be sent to you in most incidences so you are fully informed of all situations.

Tenant Relations

Because the relationship between the agent and the tenant is so crucial to the properties success, we make a valid effort to offer as much service as needed.

We accommodate all reasonable maintenance requests and complaints and ensure consistent tenant relations. A happy tenant is more likely to renew their rental contract, make their rental payments on time and recommend your property to their friends.

We make ourselves available to your guests and tenants 24 hours a day, 7 days a week. We provide a wide range of guest services such as; Airport Transport, Vehicle Hire, Check in/out, Local orientation, local tours etc.

Exit Inspections

When the time comes for the tenant to vacate your property, an inspection will be performed to check the condition of your home. This includes checking of the inventory list made before the tenant arrived. Necessary amounts will be deducted from the deposit in case of any damages, which will be discussed with you and negotiated with the leaving tenant.
