There are many factors to consider when choosing your Phuket holiday rental, below we have listed a few things to think about when it comes to choosing the right place for you and your family.

Type of property

How many people in your group and what you plan to do during your holiday in Phuket can both determine what type of holiday rental you choose. For larger groups, a villa would obviously be the better option. If you also wanted more privacy a villa would be much more private than an apartment or condo. Most villas have outdoor living spaces as well as private swimming pools and sunbathing areas, if you wanted to spend your holiday relaxing by the pool, cooking your own meals and wanted privacy while doing so, the property type best suited to you would be a villa.

A cheaper option to a private villa is renting an apartment. Whilst not being as large or private, apartments can still offer the same level of amenities as a holiday villa. Most modern apartment complexes will also have communal swimming pools, sun beds, gyms and some even having on-site restaurants with room service.

Location, Location, Location

Make sure to research the different areas and beaches of Phuket before your trip. What you plan to do during your holiday in Phuket should make choosing were to stay much easier. If you wanted to spend your days relaxing at the beach and nights at a quiet restaurant, choosing somewhere like Kamala or Bangtao might be a better option to the hustle and bustle of Patong.

The location can also have a big effect on the price of the holiday rental. Renting a property on the beach or with a sea view will obviously cost more than a property further inland. During your search, you will also have to decide what is more important, cost or the view. If renting a  property inland, an expense to budget for will be transport.

Amenities

Before you start your search, make a list of the must have amenities that you will need during your holiday. Most villas and apartments will have swimming pools, fully equipped kitchens, towels, TV’s, DVD players, outdoor seating etc. If renting directly through an owner, remember to ask about cleaning arrangements, as this sometimes may not be included.

Properties with a management company will also offer cleaning and laundry services included in the rental price. Make sure to confirm the cleaning schedule when you are communicating with the property manager.

Also remember to ask detailed questions on what amenities the property has. For example; What are the bed arrangements? Is there a washing machine? Where is the nearest grocery store? Asking these types of questions will make sure there aren’t any surprises when you arrive.

Renting direct or through a manager.

Renting through a property management company has many advantages over renting a property without any management. The first and biggest is service. Any professional company will be available to you 24 hours a day 7 days a week for any small or major emergency. Cleaning and laundry services will also be included in the rental price. You will also have a contact for any local information, orientation and advise.

One negative with renting directly through an owner without a management company in place is if the owner doesn’t live in Phuket.

If renting directly through an owner without a management company in place, the rent may be cheaper, as the owner has not raised the rates due to managers commissions, however the flip side to this is that owners are usually located overseas, so, unlike a management company, cannot offer 24 hour service or support if something were to go wrong.

Enquiring 

Your initial contact with an owner or manager will usually be via email. The first thing to take note of is response time, if you dont hear back promptly, consider this the first red flag as this will reflect the level of service and attention you will receive during your holiday.

Its also a good idea to call the owner or manager at some point as this will give you a good idea if the property is right for you. You will also learn more about the property as a lot of the little details can be missed out of the description. As said already in the amenities section, remember to ask as many detailed questions as you can.

Before paying for your holiday rental, make sure to get a detailed rental agreement which will tell you who is responsible for what, how much deposit is required, the general rules of the house and what is expected of all parties involved.

Whichever Phuket holiday rental you decide on, whether your stay is only a few days or a few weeks, just remember to relax, enjoy your holiday and have fun.
