			<content:encoded><![CDATA[<p>At Alexanders we want all of our rental properties to achieve their full potential. Below is a list of just 5 of the ways we market your property. This is by no means a complete list, below is just a snapshot into what we do to market your Phuket property.</p>

<p><strong>1. Alexandersphuket.com</strong><br />
With the recent changes to the site, we have now made even easier to search available Phuket villas and apartments for rent.</p>
<p>The new search facilities mean visitors can now search and sort holiday rentals by property type, location, number of bedrooms/bathrooms and even by property features such as sea view villas or apartments with an office. Making it even easier to find exactly what they are looking for.</p>
<p><strong>2. Property Blog</strong><br />
Although in the early stages, we have added the blog and will continue to post relevant and informative content to help drive traffic and increase the exposure of alexanders and our managed properties that are available for rent. In the near future you can also expect posts on the great attractions, beaches and restaurants Phuket has to offer.</p>
<p><strong>3. Phuket agents</strong><br />
Working alongside with a number of Phuket based estate agents; we are able to widen the reach of our rental properties, providing our clients with further bookings and profits. We have carefully selected which agents to work with based from referrals and most importantly on their experience and reputation.</p>
<p><strong>4. Past tenants</strong><br />
Whether it is the 24/7 service and availability or something as little as our (forever increasing) welcome packs, we are constantly trying to improve our services and add value to our management and rental clients.</p>
<p>One of the ways we keep in contact and inform our past rental client’s of such things is through our previous guest’s newsletter. This is a very simple way to keep in touch a few times per year, reminding and to encourage repeat bookings from people who have already stayed and enjoyed your holiday rental.</p>
<p><strong>5. Holiday rental sites – free &amp; membership</strong><br />
For each rental property, we create and maintain listings on a number of holiday rental sites both free and yearly subscription based. Over the years we have found which sites work best for apartments and which ones work best for villas, which work best for long-term or holiday rents etc.</p>

<p>Kamala Beach is located on the west coast of Phuket, about 10 &#8211; 15 minutes drive north of Patong Beach. Considered a much quieter alternative to the more popular destinations on the Island, Kamala has seen a recent growth in popularity with a large number of 5* resorts and property development in the area.</p>
<p>With this growth has brought with it a number of new restaurants and other businesses to Kamala Beach, including the recent relocation of the very popular Silk Restaurant from Surin.</p>
<p>In spite of this recent growth, the area has still kept its relaxed and peaceful charm. Mostly popular with European couples and families.</p>
<p>For the adventurous, long tail boats can be hired to take you to nearby beaches such as Laem Sing Beach and Surin Beach. A slightly more expensive alternative to the long tails are Jet Ski’s, which can be hired by the hour.<br />

However, due to the beach dropping sharply into the sea, the waves and currents can become quite dangerous during low season (June to October) and swimming is often not possible. With these waves brings the surfers, who can usually be found at the north end of the beach.</p>
<p>During high season (November to April) there is also a good selection of Thai Restaurants and bars that open along the beach, serving Thai and Western food, as well as drinks to sun bathers during the day.</p>

<p>This is by no means a definitive list, what you offer guests will depend on the type and size of your property but we hope it will put you on the right track to furnishing your rental property in Phuket.</p>
<h3><strong>Kitchen</strong></h3>
<p>The kitchen is one of the biggest reasons people choose a holiday rental over staying at a hotel. Most guests will, at some point, want to cook for themselves. To offer a “fully equipped” kitchen, we believe you must be providing these essentials.</p>
<p><em>Please note: The amount of dinnerware is dependant on maximum number of guests. A good rule of thumb is to have double for the number of allowed guests. </em></p>

<p>This is the first part of a series on what services we, as property managers in Phuket provide. Rather than post an article that’s thousands of words long, I have broken it down into smaller posts.</p>
<p>For part 1 of the series we’ll talk about General maintenance and financial management.</p>

<h3><strong>Maintenance/Repairs </strong></h3>
<ul>
<li>A weekly property check, performed by one of our managers. During this time we test and check all inventory items, structure, gardens, and air conditioning units.</li>
<li>We provide a network of vetted and trusted contractors who offer good pricing and a high standard of work.</li>
<li>Assign and oversee 3<sup>rd</sup> parties for jobs such as swimming pool care, pest control and security based on price and standard.</li>
<li>Available 24 hours a day 365 days a year for any small or emergency repair, all clients and tenants are given our 24 hour hotline number to contact us.</li>
<li>Maintenance of outdoors areas;

<li>Gardening &amp; Landscaping</li>
<li>Swimming Pool &amp; Decking</li>
<li>Driveway/Car park</li>
<li>Pest control</li>
<li>Waste removal</li>

<li>Renovation works
<ul>
<li>Provide preliminary cost estimates</li>
<li>Recommend 3<sup>rd</sup> party contractors based on previous work history.</li>
<li>Get multiple costing from independent contractors for works.</li>
<li>Oversee that all work is too an acceptable standard.</li>
<li>Keeping client fully informed throughout the process via email with images and video.</li>

<h3><strong>Accounting &amp; Financial</strong></h3>
<ul>
<li>Initial budgets prepared and discussed. Cash flow and payments agreed including incidentals.</li>
<li>We make all payments on behalf of the property owner. This includes any utilities, services, common area fees and insurances (building, contents, boat and vehicle). These payments are all handled from quotation to renewal.</li>
<li>Complete and concise monthly cash flow reports sent to you via email.</li>
<li>Maintain and file all historical records including invoices, receipts, warranties, rental agreements, inspection reports, etc.</li>

<p>We have been managing property in Phuket for the past 3 years. What started out as helping a friend manage and rent their holiday home has now grown into providing property management services and rental management services to dozens of properties along the beautiful west coast of Phuket.</p>
<p>So what can you expect to find on this blog? Anything that comes to mind. Posts will range from tips on how to better manage and rent effectively to showcasing some of the great villas and apartments of Phuket.</p>
<p>And as it is our blog we&#8217;ll even update you on what we&#8217;ve been getting up to, showing you what it actually is we do and how we do it. We also want to show you Phuket through our eyes and why we love it!</p>
