What is the electricity voltage?
The electricity voltage in Phuket is 220 - 240 volts, 50 hertz. There are 3 different plug types, some with 2 pin and 3 pin sockets. We advise all guests to bring a universal adapter with them or to buy one once in Thailand. These can be found at any airport, electronic or department store.
We recommend that guests takes out comprehensive holiday cancellation and protection insurance with a reputable insurance company to cater for any unforseen circumstances which may arise including accident, ill health or any other matters beyond your reasonable control.
What if there’s a problem during my stay?
We provide 24 hour service to all of our guests, our contact details will be provided to you during the booking process and upon your arrival. We also provide you with contact details of local Doctors, Police & Tourist police, Embassies, Ambulance services and Hospitals in case of any emergencies.
All rental properties shown on our website are located within gated communities which provide 24-hour security. Apart from our management and cleaning staff, no-one other than your group will enter the property during your stay. If we are required to enter the property we will always give you at least 6 hours notice beforehand. All properties are also equipped with safes.
Do I have to pay a security deposit?
All of the properties listed on alexandersphuket.com require you pay a small security deposit. Prices will vary – the exact amount for your chosen property will be given to you during the booking process. Your security deposit is required within 24 hours of your check in. A inventory list will also be provided upon your arrival. We would be obliged if you would read the inventory provided and placed within the property, sign and return to us. Should there be any dispute regarding the content of the inventory this should be brought to our attention, prior to signing and within 24 hours of check in. Your security deposit will be returned to you in full on your day of departure with any deductions deemed necessary for any items broken, or lost during your tenancy. We would be obliged that if such damages do occur that you bring this to our attention at your earliest convenience, so a replacement can be obtained.
How do I gain access to the property?
Upon your arrival, one of our staff will meet you at the property, help you with your luggage, show you around the property and help you feel at home, explaining how everything works and to answer any questions you may have.
Once you have completed your booking, if you wish to arrange your own transportation to the property, we provide you with full address, detailed directions as well as our contact details should you have any trouble finding it. Alternatively we offer an airport pickup service, starting from 600 baht.
Are there any additional fees?
Unless otherwise stated, all rental rates quoted include maid service and utilities (electricity, water, TV, Internet etc). Prices for any extra or optional services such as airport pick-up will be clearly stated and agreed upon before occurring.
Payment can be made by bank transfer.
In order to confirm a reservation, we require a 50% deposit and a signed rental & booking agreement.
Of course you can. Although to ensure availability and avoid any disappointment, we do recommend booking your accommodation at least a few months in advance.
Booking your Phuket holiday rental or long-term rental through Alexanders Property is very easy. Simply search for an apartment or villa that meets your needs, once found, fill out the enquiry form located on the left side of the property page. We make it a priority to reply to all emails and enquiries within 12 hours, most of the time within just a few hours.
Bathroom towels are provided at all of Alexanders managed properties. We would advise that you bring your own beach towels for beach use as unfortunately we do not provide these. Towels are changed twice weekly, although for some properties this can be changed upon request.
For holiday rentals (under 90 days) we provide twice weekly cleaning and maid service. The time of day the property is cleaned is completely up to you. If you like to have a lie-in on your holiday, we'll make sure our cleaning staff won't show up in the mornings! This can be organised prior to your stay or upon your arrival.
What are your check-in and check-out times?
Check-in: 2.00pm Check-out: 12.00am Check in should be no earlier than 2pm and check out should be prior to 12am on your day of departure. Excess of these times will incur additional full days rental cost. We try to be as flexible as we can with these times, if you feel you will exceed the times noted, please make your requirements known to us at the time of booking. Refunds are not provided due to delayed arrivals, nor early departure.
All Alexanders managed properties offer internet access for tenants and guests. The vast majority of properties offer Wireless internet access (Wi_Fi) and the remaining handful offer access via USB router. We have found both types to be reliable. The type will be confirmed to you during the booking process. Internet access is free of charge for guests staying under 90 days.
Unfortunately for both holiday rentals and long-term rentals, we do not allow pets or animals to stay at or inside any the properties.
Is the security deposit deducted from the final balance?
No, the security deposit is paid in addition to the rental amount. The security deposit will not be deducted from the final balance.

Please note: all personal belongings, baggage and other property of the Guest of any description shall be the risk of the Guest at all times and neither Alexanders nor the Owner accepts any responsibility for any loss or damage thereto; however, if items are located we will return them to you.
Is there a charge for extra keys?
Alexanders provides you with TWO sets of keys to your rental property. If you require any more than this due to number of guests, please inform us during the booking process and we will try to accommodate you as best we can. A re-key charge of 100 baht will be collected for any lost or unreturned keys.
All properties include a small safe to store your valuables. Our staff will show you how to program your own password and how to operate the safe during your check-in. Complete written instructions are also provided. If for any reason you cannot open the safe to retrieve your belongings please contact us and we will be happy to come and open the safe for you using an override key.

Can I inspect the property whenever I like?
As the owner of the property you can visit for an inspection when ever you like. However when the property is rented the tenant needs to be given at least 24 hours notice.
How do you determine the best rent for my property?
Our aim is to always achieve the maximum rental potential possible, however we keep in mind setting the correct competitive market rate to allow us to rent your property as soon and as frequently as possible. To achieve this, the following factors are considered: Demand: Is there currently a low or high demand for rental properties in your area? What else is available: We look at similar properties currently available for rent in the same area and compare their size, location and features to calculate a maximum rental rate for your property. What is currently rented: We compare your rental property with our portfolio that is currently rented, again taking into account the properties size, location and features. These 3 factors alone can give us enough information to be able to set the correct rental rate for your property.
Who signs the tenancy documentation?
Alexanders will sign tenancy documents on your behalf, however the choice is yours. We will, of course, always send you copies of any documents signed on your behalf.
For holiday rental or short term booking (under 90 days) you, the owner, are responsible for the payment of utilities usage during the tenants stay unless otherwise stated and agreed upon in the rental contract. For long term bookings (over 90 days) it is the responsibility of the tenant to pay the utility fees during their tenancy. Long term tenants are also expected to pay for any scheduled services such as pool cleaning, garden, satellite TV and Internet subscriptions. Management fees, pest control and any insurance costs are the responsibility of the Owner.
What if the tenant wants to change the locks?
If the tenant would like to change the existing locks or wished to add any further security to the property, the tenant must obtain the owners consent prior to commencing any works, also paying all costs. The tenant must also provide the owner and Alexanders with copies of all new keys.
