Inventory Checklist for Rental Properties
One of the questions that we get asked a lot as property managers is “What amenities do I need to have if I want to rent?” Below is a sample inventory list that we have compiled to answer this for you.
This is by no means a definitive list, what you offer guests will depend on the type and size of your property but we hope it will put you on the right track to furnishing your rental property in Phuket.
Kitchen
The kitchen is one of the biggest reasons people choose a holiday rental over staying at a hotel. Most guests will, at some point, want to cook for themselves. To offer a “fully equipped” kitchen, we believe you must be providing these essentials.
Please note: The amount of dinnerware is dependant on maximum number of guests. A good rule of thumb is to have double for the number of allowed guests.

Remember that you will have to replace these furnishings more often than you would in your own home; we suggest buying good quality furniture over the most expensive or fashionable. Also making sure the couches are easy to clean with removable covers.
Don’t forget the kids. Glass coffee tables and especially small trinkets will always break at some point.

When renting your property, remember to always buy items that are easily cleaned, preferably sourced locally and in a style that is easily replaceable.
Make sure to also keep your personal items locked away in a cabinet or storage area which is ventilated.
